The £1,000 property allowance: when to use it instead of expenses

The property allowance lets you take up to £1,000 off your property income instead of claiming your actual expenses. It suits people with small amounts of rental income and few costs. For most buy-to-let landlords, actual expenses are worth more.

General information, not tax advice. Checked against GOV.UK on 20 October 2026.

How it works

  • Gross property income of £1,000 or less: it’s tax-free (“full relief”). You don’t need to tell HMRC or put it on a tax return, unless you’re excluded from using the allowance (see below). You still need to keep records of it.
  • Gross property income over £1,000: you can deduct a flat £1,000 instead of your actual expenses (“partial relief”), and you must declare the income.
  • “Gross” means income before any expenses or allowances. That applies whether you use the cash basis or traditional accounting.
  • Joint owners each get up to £1,000 against their share of the gross rent.
  • The allowance can’t create a loss, and the total claimed can’t exceed £1,000 across all your property businesses (UK and foreign).

Allowance or expenses: which is better?

You can’t mix them for the same income. If you claim the allowance you can’t deduct any expenses or claim other allowances against it. If you have two property businesses and use the allowance in one, you can’t claim actual expenses in the other.

ExampleAllowanceActual expensesBetter option
Parking space let for £1,800, costs £150£1,800 − £1,000 = £800 taxable£1,800 − £150 = £1,650 taxableAllowance
Flat let for £9,600, costs £2,400 (plus mortgage interest)£9,600 − £1,000 = £8,600 taxable£9,600 − £2,400 = £7,200 taxable, plus the 20% finance cost tax reductionExpenses

Rule of thumb: if your deductible costs are clearly over £1,000, claim expenses. If you have residential mortgage interest, HMRC’s manual is explicit: you choose either your expenses plus the 20% finance cost tax reduction, or the property allowance. You can’t have the allowance in a year the reduction is used, and choosing the allowance means no finance costs carried forward are created for that year. See mortgage interest for landlords and allowable expenses.

When you can’t use the allowance

  • Income from a company you or someone connected to you owns or controls, from a partnership you or a connected person belongs to, or from your (or your spouse’s or civil partner’s) employer.
  • Income from letting a room in your own home under Rent a Room. That has its own £7,500 scheme instead.

The property allowance and Making Tax Digital

  • It doesn’t reduce your MTD qualifying income. Qualifying income is gross self-employment and property income before expenses. If your gross rent is over the threshold (more than £50,000 for 2024-25, £30,000 for 2025-26, £20,000 for 2026-27), MTD applies whether you claim the allowance or expenses.
  • Tiny amounts: GOV.UK says you don’t need digital records for property income that’s below the property income allowance and that you didn’t need to declare on your previous tax return.
  • Claiming the allowance under MTD: GOV.UK says that if you claimed the property income allowance on your last return and MTD applies, you still create digital records of your property income and expenses and include them in your quarterly updates. You then claim the allowance at the end of the tax year, when you submit your tax return through compatible software.

Check whether MTD applies to you, and from when, with our free MTD checker. If it does and you plan to use a spreadsheet, see how to set up an MTD spreadsheet. Our MTD Landlord Record Keeper is one ready-made option. It’s a record-keeping aid, not MTD-compatible software, and needs bridging software to send updates.

Frequently asked questions

Can I claim the £1,000 property allowance and expenses?

No, not against the same property income. If you claim the allowance you cannot deduct any allowable expenses or claim other allowances on that income. If you have two property businesses (for example UK and foreign) and use the allowance in one, you cannot claim actual expenses in the other.

Can I claim the property allowance and mortgage interest?

No. HMRC’s Property Income Manual (PIM4460) says that where you have restricted residential finance costs you choose either your expenses plus the 20% finance cost tax reduction, or the property income allowance. The allowance is not available in a year the reduction is used.

Does the property allowance reduce my qualifying income for MTD?

No. MTD qualifying income is gross income before expenses or allowances. If your gross rent is over the threshold, MTD applies even if you claim the allowance.
