MTD Landlord Record Keeper (spreadsheet)

Keep your UK property income and expenses in a spreadsheet and get the cumulative figures for each Making Tax Digital quarterly update, worked out for your share of every property.

Important: this is a record-keeping aid, not MTD-compatible software. It cannot send anything to HMRC on its own. To use a spreadsheet for MTD you also need HMRC-recognised bridging software that reads your figures from it. Some bridging software is free, for example My Tax Digital (vendor says free). Check HMRC’s software finder for your income sources. We haven’t tested the workbook with any particular bridging product. Some bridging tools only import their own template layout, so before you buy, check that yours can read figures from cells in your own spreadsheet.

What it does

Who it’s for (and who it isn’t)

Individual landlords with UK property income who prefer spreadsheets, including joint owners. It is not for foreign property, self-employment income or companies. If you want everything in one app with bank feeds, an all-in-one product may suit you better: see our software comparison.

How it was tested

Every formula is recalculated in LibreOffice and checked against an independent calculation: 140 automated checks covering period boundaries, both period types, joint shares, overrides, private/capital portions and the warning flags. It uses only functions supported by Excel and Google Sheets. We haven’t yet tested it by hand in Microsoft Excel or Google Sheets, so if anything misbehaves, tell us and we’ll fix it.

Free alternatives, in fairness

Some MTD software providers offer free landlord spreadsheet templates designed for their own paid submission service. You can also build your own spreadsheet: HMRC allows any spreadsheet, as long as it is digitally linked to bridging software. This record keeper is for landlords who want the joint-share, finance-cost and cumulative-quarter work done and checked for them.
