MTD for Income Tax software for landlords

A shortlist of options for UK landlords, with free choices listed first. Use the quick picker to filter the table, then confirm your choice in HMRC’s official software finder.

How we compiled this: desk research only. We read each vendor’s pricing and feature pages on 19 October 2026. We have not tested these products hands-on. Prices exclude VAT unless stated, often include time-limited promotions, and change frequently. None of the links on this page are affiliate links at the moment. If that changes, they will be labelled. See our disclosure.

Start with HMRC’s official finder

HMRC does not make its own MTD software. Its free software finder asks about your income sources and records, then lists products that have passed HMRC’s recognition process. HMRC does not recommend any product. Source: GOV.UK. Our table is a shorter, landlord-focused starting point, not a replacement for the finder.

What to check before you choose

GOV.UK says your software must: support all your MTD income sources, let you send quarterly updates and submit your tax return, let you report your other income on the return, and work with your accounting period. Source. In practice, landlords should check:

  • Final declaration / tax return. Some products only send quarterly updates. If so, you will need a second product for the year-end return. You can use more than one product, but only one per submission (for example, you cannot split property quarterly updates across two products).
  • Joint property. For jointly let property you can choose to send income only in quarterly updates, then add expenses by resending your fourth update before your return. Source. Check the product supports this.
  • Self-employment too? Landlord-specific apps may not handle a trade. General accounting tools usually do.
  • Free-plan limits. Free plans often cap transactions, bank accounts or invoices, or charge per submission.
