England’s landlord register: dates by region and the £65 fee
Under the Renters’ Rights Act, landlords in England must register themselves and each let property on the new “Register your rental property” service. It rolls out region by region from 15 December 2026. This is separate from Making Tax Digital.
Who must register
Landlords of assured or regulated tenancies in England must register themselves and each of their properties. Landlords of supported exempt accommodation (as set out in the Supported Housing (Regulatory Oversight) Act 2023) don’t need to. For now, the requirement covers properties that are let, or become let during the rollout. Future legislation will require unoccupied properties to be registered before they are marketed, and registration identifiers to appear on adverts. Source: GOV.UK Housing Hub.
Deadlines by region
Deadlines depend on where the property is, not where you live. A London landlord with a Birmingham flat follows the West Midlands timetable. Once your region starts, you have 3 months. After the deadline, councils in that region can begin enforcement. You can register earlier if you prefer, for example to do all your properties at once.
| Region | Requirement starts | Deadline to register |
|---|---|---|
| West Midlands | 15 December 2026 | 14 March 2027 |
| East of England | 15 January 2027 | 14 April 2027 |

| South East | 15 March 2027 | 14 June 2027 |
| Yorkshire and the Humber | 15 April 2027 | 14 July 2027 |
| North West | 15 May 2027 | 14 August 2027 |
| North East | 15 June 2027 | 14 September 2027 |

What it costs
There is an annual fee of £65 per property, renewed each year. During the rollout the fee will be pro-rated so early registrants don’t pay more. Not registering risks a fine. Offline routes will be available for landlords who need them. Source.
What you’ll need
Registration asks for landlord, property, tenancy and rent details, plus health and safety information such as gas safety, electrical safety and energy performance. This is according to a LexisNexis summary of the published requirements. Check the official service for the exact list when your region opens.
Wales, Scotland and Northern Ireland
This service is for England only. Wales, Scotland and Northern Ireland have their own landlord registration schemes, which this guide doesn’t cover.
